Industry Experts Offer Market Insight at 2012 SABOR Housing Forecast
San Antonio Poised to Outperform the Rest of the State
SAN ANTONIO - Nearly 500 local real estate industry professionals and market watchers attended the San Antonio Board of REALTORS ® annual 2012 Housing Forecast. Elected leaders and industry experts shared good news about the market, explaining the national economy would continue to temper growth through 2012.
Bexar County Judge Nelson Wolff touted joint economic development efforts from county and city officials at helping set San Antonio apart from the rest of the country. "We´re going to create more jobs this year than last year, so get ready," Wolff said.
San Antonio Mayor Julián Castro echoed that sentiment, saying the community sets its sights higher, allowing it to achieve more. "I believe San Antonio is on a wonderful trajectory for growth," Castro said. "If we dream big and invest wisely, we will continue to take our place as one of the great cities in America and the world. It is time to ascend."
Activity in rental properties is growing according to Wilson "Hoppie" Cantwell, 2011 president of the San Antonio Chapter of the National Association of Residential Property Managers. "There are homes out there leasing," Cantwell said. "The inventory is swelling, rental prices are also going up." The National Association of Residential Property Managers predicts a 5 percent increase in units available along with a 5 percent increase in rents for 2012.
The uncertainty of the 2012 presidential election will keep much of the corporate expansion and job growth in check slowing overall economic growth according to Jim Gaines, research economist for the Real Estate Center at Texas A&M University. "The Catch 22 is the general economy needs the housing sector to recover and the housing sector needs the general economy to recover," Gaines said. "Most of the outlook right now is in 2012, ain´t nothing much gonna happen. That´s Aggie speak for ?things will be flat. We have had relentless growth in Texas and San Antonio is going to be a magnet. People are moving here. The good news with new job announcements is the real growth won´t be this year but it´s the year after."
All expected slight growth in 2012 due to tighter lending affecting new home development and housing sales.
